Aurum Developments Opens Midwest Headquarters in Danville, PA, Partnering with ZDE Capital for Downtown Revitalization
The two companies will host a public open house at 5 p.m. on July 3, coinciding with the First Friday Downtown Carnival. The event is intended to welcome residents, business owners, property owners and potential partners to the new headquarters.
"I’ve lived here long enough to remember when downtown was a place you drove through, not to," said Colton Z. Morris, Aurum’s co‑owner and operator. "It’s taken years, but this town is finally turning a corner — new businesses opening, a real plan from the city, people betting on Danville again. We could have set up shop in a bigger city. We chose to put our Midwest headquarters right here on Vermilion Street, because this is home — and because every dollar we put to work here stays here," Morris added.
Danville’s city council adopted a downtown revitalization plan two years ago and has committed millions of dollars to the area. Aurum officials say the firm’s role is to bring private capital, general construction and new‑build capacity to make finished, occupied spaces faster. The company also intends to partner with local entrepreneurs who have a strong concept but lack the know‑how to start a business, offering funding for financing and a complete build‑out of a new location.
"I came back home to put real money to work in the place that raised me," said Zack Edwards, owner of ZDE Capital. "The investors we work with are genuinely excited about where Danville is headed, and they want to build it hand in hand with the people who live here. Paired with Aurum’s ability to actually deliver the construction, we can move on opportunities most outside money walks right past," Edwards said.
Aurum has experience in retail redesign and tenant build‑outs of vacant downtown storefronts, as well as general construction and new‑build projects. The partnership with ZDE is intended to combine Aurum’s construction expertise with ZDE’s network of outside investors.
The open house will provide an opportunity for the community to learn about the firms’ plans, ask questions and explore potential collaboration. The event is scheduled for the evening of July 3, 2026, and will take place at the new Danville headquarters.
Danville’s downtown revitalization plan has been recognized nationally for its focus on placemaking, accessibility and community engagement. The city’s investment in the area is part of a broader effort to attract new businesses, increase foot traffic and create jobs.
Aurum and ZDE’s collaboration reflects a growing trend of out‑of‑state development firms investing in small‑town revitalization projects. By combining local knowledge with external capital, the partnership aims to accelerate the transformation of Danville’s historic downtown into a vibrant commercial hub.
The open house will also serve as a platform for Aurum and ZDE to outline their strategies for engaging local entrepreneurs, securing financing, and delivering construction projects on schedule. The firms have expressed a commitment to keeping the economic benefits within the community.
The event is part of Danville’s First Friday Downtown Carnival, a monthly festival that includes food, music and community activities. The carnival has been a key element of the city’s strategy to increase downtown visibility and attract visitors.
As Danville continues to implement its revitalization plan, Aurum’s new headquarters and partnership with ZDE Capital represent a concrete investment in the city’s future. The firms’ focus on private capital, construction expertise and local entrepreneurship aims to create a sustainable model for downtown development.
The open house on July 3 will provide a first look at the firms’ plans and an opportunity for community members to engage directly with the companies. The partnership’s success will be measured by the number of new businesses, jobs created, and the speed at which vacant storefronts are converted into occupied spaces.
The event is scheduled for 5 p.m. on July 3, 2026, and will be held at Aurum’s new Danville office on 57 N. Vermilion Street. Residents and business owners are encouraged to attend and learn more about how the partnership aims to support Danville’s downtown revitalization.
