Raines, a hotel development, management and investment firm, has been chosen to steer the 114‑room AC Hotel Downtown Little Rock, a Marriott‑branded property nestled in the heart of downtown Little Rock near the bustling River Market District.

The new management deal is designed to revitalize the hotel’s food‑and‑beverage (F&B) scene, activate its 5,000‑square‑foot retail‑level meeting space, and deepen the property’s link to the historic Capitol‑Main district.

The AC Hotel occupies the former Hall and Davidson buildings—early‑twentieth‑century structures that now house a fitness center, conference rooms and the AC Lounge, the on‑site bar and restaurant. As part of Marriott International’s mid‑scale AC brand, the hotel caters to both business and leisure travelers.

Raines’ strategy centers on making F&B a core of the guest experience. The firm plans to broaden programming at the AC Lounge to include events that appeal to hotel guests and the surrounding community. It also intends to use the 5,000‑square‑foot meeting area for conferences, business gatherings and pop‑up events, creating new revenue streams and community engagement opportunities.

The River Market District—a revitalized mixed‑use neighborhood along the Arkansas River—has become a key destination for dining, entertainment and culture in Little Rock. The district’s transformation from underused warehouse space to a vibrant public plaza has attracted visitors and boosted local business activity.
